How to get started flipping real estate

Then, you find an investor or call realtors and see if they have any clients that would be interested in buying the house at or around market value. Once you have a buyer, get the contract over to a title company and then you will be paid the difference (why you negotiate with the original home owner on selling for 20-30K UMV) I have buddies that work 10 hours a month and make 100K for the year. I also have buddies that work their ass off and make 100K a month wholesaling. Just got to do the work, worst thing that happens when you knock on somebody’s door or call their phone is that they tell you “no”. I’ve been told no on the spot and gotten calls a few days later ready to sell. There is no shortage of homes so if one doesn’t work out it’s on to the next. Once you find a steady investor this process becomes so much easier. You bail out the first homeowner, you make your profit, the buyer flips for their profit. You can do this as many times as you want! Once you’re rolling in the $ I suggest purchasing a few single family homes and a couple of multi family units so that you can establish the passive income stream. Then you don’t have to do anything but pay the taxes/maintenance and property manager fees.

Don't forget that you need to partner with some good, reasonable and trustworthy subcontractors or general contractor if you can't do the flipping on your own.

Don't trust the shadetree/jackleg types. In the end you get what you pay for.

I know a guy in Jersey who will demo the hell out of it. 😂

All I'm saying is don't be too greedy. You'll need to partner with people you trust to do the work in a timely fashion and in the budget you have. 

Sometimes the margins are pretty thin and you can get attracted to a jack leg and a deal too good to be true and it ends up costing you in the long run. Either in money right away if they both it up so bad you catch it right away or in reputation as a flipper if the crap doesn't show up until later once someone has bought a home from you.

Honestly amazed how many people get scammed and don’t even bother to do the minimal due diligence. Obviously it comes down to saving $$. But anything you care about it takes about 20 seconds to verify a  license and then get a ton of references. I’m sure every state is pretty much the same.

U know how I get all my jobs , I straight up tell them I’m not licensed I’m not insured , but what I can offer you is this cheap estimate because I’m not paying all that over head and extra costs and shit

It probably does describe you. 

I mean, I know some guys that know some guys that will show up, rip your roof off and put it back for half to 2/3s the price. 

I wouldn't use them personally or recommend anyone else to though. 

I'd rather make a little less and bring some decent reputable guys that I trust up with me as I come up. That's the way it works for the guys that will make it and be long term in it. 

There of course are the types that do crap and move to the next town. They have to because word of mouth is the best advertising and if you do crap that word of mouth gets going faster than if you do great.

Are you operating as like a handyman service? Just being nosey. It doesn't really matter. 

If you have jack leg roofers show up to a house you're flipping, how does the homeowner get warranty repairs if necessary? How do you guarantee them as the seller? Etc. 

You can be licensed and insured with liability and comp and still have low overhead and offer free estimates and reasonable prices and be around for the next ten years to handle warranty stuff depending on how long of a warranty is offered. 

There's more to it than just doing the work cheap.

Just put a new roof on last year. When looking I had heard great things about this guy. Called him and he came over and loved his quote, a few thousand less than the others. But it was dude and his “helper”. Not licensed or insured.

I told tits the only good thing is is if we go with this guy you know damn well we will help end the drought. Either this fucker will open up our roof and it will start raining before he ever comes back (if he comes back) or do a crap job and we will get rain so it will be leaking soon enough.

It's just hit or miss with guys like that. They may do you a great job today and next week fuck something up in the thousands and disappear.

I don’t think @imaGoodBoyNowis doing the construction end, just the demo part. Huge difference there.
