Like I said earlier I'm just looking at all avenues and I'm actually glad I made this thread as it has given me more detail to look at that I completely missed in my original planning process and I realized I haven't even scratched the surface of the details that I need to look into so I feel like I'm learning important parts to the puzzle through this thread 

They get sued all the time.  You just don't normally hear about it.  Normally it takes something pretty egregious as when you sign a housing contract you agree to the school's rules.  Many call for arbitration instead of courts.

Honestly sounds like you would be more likely to get sued for breaking the lease agreement than anything else in that category
